North of Kercheval Development Proposals in the Village
In April 2007, the City received updated development proposals for the area which is now the site of two City owned surface parking lots north of Kercheval within the Village (Lot 2 between St. Clair & Notre Dame and Lot 3 behind Ace and Borders). The private developers who originally submitted proposals in the Fall of 2005, in response to the City's requests, have provided refined designs, updated cost estimates, and additional information for the City's review (see links below). This development project is an opportunity to strengthen the economic vitality of the community and promote the continued revitalization of the Village. The development would help fulfill the goal of the City's Master Plan which calls for greater density with new residential units and added commercial space in the heart of the Village.
After the public hearing held by the City Council on July 23, 2007, the Council voted to select the Morningside Group as the firm with which to initiate development negotiations. Once the City reaches a development agreement with Morningside, a further public hearing would take place as part of zoning approvals that would be required before the project could proceed

A community workshop is being planned for May during which the proposals will be on display and citizen input will be sought. To help select the proposal best for the community, please participate in this important process. Council Meeting Notice - July 23, 2007
The City encourages your input. The City will accept written comments on the proposals throughout the process by email, fax or letter. Comments should be addressed to the City Manager and include the name, address and phone number and email of the person submitting the comments and any organization the person is representing, if applicable. All comments with a name and address will be kept and provided to the Council in the final staff report on the proposals. Please provide an email address and the City will keep you apprised of public meetings related to this project.
